At 4T Total Lawn, we provide free, no-obligation estimates for residential and commercial properties across Lenexa, Overland Park, and Olathe, and full-service contracts let you lock in mowing, trimming, and cleanup at a predictable seasonal rate. Call (913) 888-0997 for a custom quote.
Full-service lawn maintenance includes everything needed to keep a property clean, healthy, and manicured year-round. Our program covers mowing, string trimming, and blowing; shrub trimming; tree pruning, removal, and stump grinding; bed and tree well maintenance; turf renovation; seasonal color; spring and fall cleanups; snow and ice control; and trash and debris removal — all handled by one dedicated team so you never have to juggle multiple vendors.
Most Kansas City area lawns should be mowed every 5 to 7 days during the peak growing season (late spring through early summer) and about every 7 to 10 days as growth slows in mid-summer and fall. Cool-season grasses like tall fescue grow fastest in spring and fall, so a consistent weekly schedule keeps your turf healthy and prevents cutting off more than one-third of the blade at a time, which stresses the grass.
Yes. 4T Total Lawn provides full-service grounds maintenance for commercial and HOA properties throughout Johnson County and the greater Kansas City metro. We handle mowing, landscape bed care, seasonal color rotations, snow and ice control, and debris removal on flexible full-service contracts, giving property managers a single, reliable point of contact for a professional, well-kept appearance year-round.
Spring cleanup prepares your landscape for the growing season, while fall cleanup protects it heading into winter. In spring we clear winter debris, cut back perennials, refresh beds, and get turf ready to green up; in fall we remove leaves, cut back spent growth, and clean beds so your property stays tidy and your lawn isn’t smothered over winter. Scheduling both keeps your yard healthy and attractive through every Kansas City season.
In the Kansas City area, spring cleanups are best scheduled from mid-March through April once the ground has thawed, and fall cleanups from late October through November after most leaves have dropped. Booking early is smart because these are our busiest windows — reserving your spot ahead of the rush ensures your Lenexa, Overland Park, or Olathe property is serviced on time.
Yes, tree pruning, tree removal, and stump grinding are all part of our maintenance services. Proper pruning improves tree health, safety, and appearance, while removal and stump grinding clear space and eliminate tripping and pest hazards. Our team assesses each tree and recommends the right approach for your property’s safety and long-term landscape health.
Absolutely. Landscape bed and tree well maintenance is a core part of our service and includes edging, mulch upkeep, weeding, and shrub trimming to keep planting areas crisp and healthy. Well-maintained beds and tree wells dramatically improve curb appeal and give your entire property a polished, professionally cared-for look.
Turf renovation is the process of restoring a thin, patchy, or damaged lawn through services like aeration, overseeding, and soil improvement. Your lawn may need renovation if you see bare spots, heavy weed pressure, compacted soil, or thinning fescue after a hot Kansas City summer. Renovating in the fall takes advantage of ideal cool-season growing conditions and rebuilds a thicker, healthier lawn for next year.
Yes. 4T Total Lawn offers snow and ice control for residential and commercial clients throughout the winter months, keeping driveways, walkways, and lots safe and accessible. Adding snow and ice management to your maintenance program means the same trusted team that cares for your property in-season keeps it safe when winter weather hits the Kansas City metro.
Hiring a professional saves you time and delivers consistent, healthier results because pros bring the right equipment, mowing schedule, and horticultural knowledge to every visit. A professional crew mows at the correct height and frequency, spots pest and disease issues early, and handles trimming, cleanup, and hauling — freeing up your weekends while keeping your property looking its best. It often costs less than buying and maintaining equipment yourself.

Account Manager
Jeff started out like many; mowing grass & doing odd jobs for the neighbors. He began his professional career and has grown up in the 4T Total Lawn ‘family’. Now with 30 years of service in the ‘Green Industry’ he still strives to keep the same mindset & attitude he learned at an early age. Lessons that included fostering a company with quality services & workmanship, professionalism and that provides a good, honest day’s work. Jeff has been married to his wife, Brooke, since 2000 and they have a daughter, Rowan, who came along in 2008.
Jeff spends his spare time working on this, that or the other, volunteering, and supporting his daughter in volleyball, soccer and other activities, pretty much anything to get OUTDOORS!
Founder/President/Owner
He has been at 4T for 48 years. 4T provides year-round grounds maintenance that exceeds clients’ expectations, some which have been clients for 40 years. He started mowing neighbors’ lawns when he was 11 years old for money to buy a new bike. He has stayed in the business because he loves the outdoors and seeing their clients’ dreams come to life either through landscape/hardscape projects or just keeping their properties looking amazing. 4T has donated equipment and staff to the MAGIC council’s (now Midwest Landscape Professionals) Certification training. He is currently the chairman of his church’s house and grounds committee.
His favorite part about his job is seeing the beauty in our work when the project is completed or how a client’s property looks every time he goes by it. He also loves seeing his dedicated staff grow in knowledge, experience, and client relations. He runs his business with a family atmosphere where everyone is important and treated equally. His priorities are building strong relationships based on trustworthiness, caring, and diligence. He is blessed to have a wonderful family, his wife Patti of 42 years, a son and a daughter and a granddaughter who is absolutely amazing.
