Our proven plant and turf health programs will ensure a healthy lawn and landscape that will enhance your home’s outdoor beauty.
Our turf health program is a six-application, season-long fertilization and weed-control plan designed for Kansas City area lawns. It includes an early-spring feeding with crabgrass preventer, spring broadleaf weed control, a late-spring slow-release fertilizer with grub control, a summer feeding with a micronutrient bio-stimulant, a late-summer blanket weed control, and a beneficial late-fall winterizing application to strengthen roots for the next season.
Most Kansas City area cool-season lawns thrive on about six professional applications per year, spaced across the growing season from early spring through late fall. This schedule provides balanced nutrition, targeted weed control, crabgrass and grub prevention, and a critical fall winterizing feeding — building thick, green, resilient turf that resists weeds, pests, and summer stress far better than one or two DIY treatments.
Crabgrass preventer should be applied in early spring, before soil temperatures reach about 55 degrees and crabgrass seeds germinate — typically mid-March to April in the Kansas City area. Our first turf application of the season includes a crabgrass pre-emergent along with an early-spring feeding, timing it precisely so you stop crabgrass before it starts rather than fighting it all summer.
Broadleaf weeds such as dandelions and clover are best controlled with properly timed post-emergent applications combined with a thick, well-fed lawn that crowds weeds out. Our program includes dedicated spring broadleaf weed control and a late-summer blanket weed treatment, and our technicians identify each weed type to apply the right control at the right time for lasting results.
Grub control is a preventive treatment that stops beetle larvae from feeding on your grass roots, which can cause large brown, dead patches that pull up like carpet. We include grub control with our late-spring/early-summer application to protect your lawn before damage occurs. If you’ve had grub problems or notice increased bird, skunk, or raccoon digging, preventive control is strongly recommended.
Yes. Our flea and tick control program treats your lawn to reduce fleas, ticks, and other common insects, lowering the risk of them entering your home and nesting in carpets, rugs, and furniture. Regular applications through the warm months help protect your family and pets, making your yard a safer, more comfortable place to spend time.
Our tree and shrub program keeps your ornamental plants healthy through targeted, plant-specific care based on accurate pest and growth-stage identification. It includes spring shrub fertilization, fall soil fertilization injection, systemic trunk injections, ongoing monitoring, and pest-specific treatments — protecting your investment while minimizing impact on your property and the environment.
A landscape bed pre-emergent program stops weed seeds from germinating in your planting beds, keeping them clean with far less hand-weeding. We apply a pre-emergent to your beds once in spring and again in late summer, which protects the health and appearance of your plantings and keeps your landscaping looking crisp and professionally maintained all season.
The late-fall winterizing application is one of the most beneficial treatments of the entire year because it feeds the roots as your lawn enters dormancy. This strengthens the root system over winter and fuels a faster, thicker, greener green-up the following spring. Skipping the fall feeding is one of the most common reasons lawns look thin and slow to recover after winter.
When applied by trained, licensed professionals following label directions, lawn treatments are designed to be safe for families and pets once the product has dried or the recommended re-entry time has passed. Our technicians apply the right product at the right rate and provide clear guidance on when it’s safe to return to the lawn, prioritizing both effective results and your family’s peace of mind.
A professional program delivers the right products, at the right rate, at precisely the right time — something bagged store products and guesswork rarely achieve. Our licensed technicians tailor each of the six applications to Kansas City’s climate, soil, and seasonal pest and weed pressures, and they spot problems early. The result is a consistently thicker, greener, healthier lawn without the trial-and-error, wasted product, or application mistakes.

Account Manager
Jeff started out like many; mowing grass & doing odd jobs for the neighbors. He began his professional career and has grown up in the 4T Total Lawn ‘family’. Now with 30 years of service in the ‘Green Industry’ he still strives to keep the same mindset & attitude he learned at an early age. Lessons that included fostering a company with quality services & workmanship, professionalism and that provides a good, honest day’s work. Jeff has been married to his wife, Brooke, since 2000 and they have a daughter, Rowan, who came along in 2008.
Jeff spends his spare time working on this, that or the other, volunteering, and supporting his daughter in volleyball, soccer and other activities, pretty much anything to get OUTDOORS!
Founder/President/Owner
He has been at 4T for 48 years. 4T provides year-round grounds maintenance that exceeds clients’ expectations, some which have been clients for 40 years. He started mowing neighbors’ lawns when he was 11 years old for money to buy a new bike. He has stayed in the business because he loves the outdoors and seeing their clients’ dreams come to life either through landscape/hardscape projects or just keeping their properties looking amazing. 4T has donated equipment and staff to the MAGIC council’s (now Midwest Landscape Professionals) Certification training. He is currently the chairman of his church’s house and grounds committee.
His favorite part about his job is seeing the beauty in our work when the project is completed or how a client’s property looks every time he goes by it. He also loves seeing his dedicated staff grow in knowledge, experience, and client relations. He runs his business with a family atmosphere where everyone is important and treated equally. His priorities are building strong relationships based on trustworthiness, caring, and diligence. He is blessed to have a wonderful family, his wife Patti of 42 years, a son and a daughter and a granddaughter who is absolutely amazing.
